I booked two days before arrival. I happened to have a positive test and asked for the booking to be postponed literally few hours after I made the booking. I agreed to pay the nearly double price, but was refused the request due to their policy. Considering the pandemic we are living though, I feel that it is inconsiderate. Even flight tickets are become flexible, understanding the situation we all face. Their policy stated that I could cancel, however it didnt state that I can cancel at the cost of the booking.

Wow………an amazing hotel to stay at, with its historical heartache and the room was a great size, bigger than normal. Very clean hotel.Breakfast was taken in the roof restaurant location was spectacular with the view of the rooftops and the ocean, food could do with some work. But all in or very nice.Albert and his team were very at tentative and helpful with anything you need. Well done.

Quite possibly the worst experience I/we have ever encountered on any of our trips throughout the world. Truly abyssmal quality all the way. Our room - junior suite - had the foulest smell I/we have ever encountered in a hotel room anywhere in the world and the breakfast was that of 10-15 USD hotel somewhere in a backpacking Asian country. Canned old beans, canned old mushrooms, packaged yoghurt which the hotel claimed was homemade, tasteless old white breads toasted hours before served, and omelettes made with old eggs. And to round the whole ordeal off as expected, instant, watery coffee of the absolute lowest quality. And as if this was not enough, the unbelievably ignorant, unfriendly and unkind treatment I/we received from the hotel manager - Mr. Akibah - was under all criticism. A truly uneducated local with absolutely no training in the service field or understanding for guest concerns despite the premium charges the hotel imposes. As a guest in Kisiwa House I/we were made to feel as a liability, and that none of our issues were important, either to listen to nor solve. Stone Town and Zanzibar can be utterly challenging places in terms of price vs. value, as you almost always feel overcharged, but I/we can assure that Kisiwa House takes the top spot, all categories, at 150-200 USD/night for a hotel worthy of a price - and I/we are kind here - roughly equalling a maximum of 25 USD/night. Overall an unimaginable 4-day disaster stay as we also downgraded from our junior suite to a regular room after two days in order to avoid the extremely foul smell of the bathroom which the manager told us you have to expect in Stone Town. It is natural and not the hotels fault that the sewers enters the rooms and the smell is part of your experience. Almost like a catastrophic masochistic joy that you receive after paying a minimum of 150 USD/night. Our recommendation is to stay as far away from Kisiwa House as you possibly can. It could turn out to be the worst hotel, and wasted energy experience that youll ever have, just like it was for us.

Flew into Zanzibar, planned on staying one night in Stone Town. Arrived at 9am, and had to wait about an hour for my room to be ready (no complaints there, I was warned by the hotel if the could they would accommodate, but could not). In the meantime, the hotel manager gave me some recommendations (avoid seafood at the night market), and a map of Stone Town.The room (junior suite) is exactly as pictured online. The bathtub was lovely. and though there was a faint smell of sewage, it wasnt bothersome (and I only smelled that in the morning). They gave me water for brushing my teeth, and theres a safe and minifridge in the room. The wifi was strong (I had a class I had to attend and there were no issues with the wifi).The restaurant food was a let down. Yes, it was conveniently located upstairs and this I truly appreciated, but my seafood was severely overcooked. I did not enjoy. Unfortunately I woke up too late the next morning to enjoy breakfast, but the hotel did stow my suitcase while I went on a tour, then headed up north to Nungwi.I stayed at another hotel in Stone Town the last day of my trip, and wished Id chosen Kisiwa House again. If it were closer, I would have let that one and walked to Kisiwa.Nice stay. I would actually give it 4.5 stars if I could.

Pretty nice hotel with very kind staff 🤗 Breakfast were super! Room was clean and really big 👍🏼 I guess that the only one problem was a noise in the morning, from the street (i guess motorcycles...), so I would recommend earplugs 😁

Beautiful, quiet little haven in the old town of scenic stone town.Lovely house in old Zanzibar style, with lots of original features and modernised for comfort. Rooms were well maintained and comfortable. AC and WiFi not very powerful. Service wonderful and the breakfast was great.Very happy and would stay again.

Great location in the heart of stone Town with very friendly and welcoming staff. They helped organise a walking tour of the town with a great guide called Mohammed, and they also sorted out a taxi for us. We were also able to leave our bags in a safe area whilst we did the walking tour.

It was a great experience with Oman style house. The wall is super thick that keep the temperature inside this house always cool. Very nice view on rooftop at morning breakfast. This house is located in the center of everything, just walking distance.

This hotel is well located and the staff is very nice and helpful.The place is really well decorated and is a nice tribute to Zanzibar history.My room had windows towards a small street which made it a bit noisy in the morning, but hard to find full peace and quiet in Stonetown.The place was clean and spacious - the bathroom not at impressive as his sister (Kisiwa on the Beach) but large nevertheless.Breakfast had good quantity but I would say average.

Nice boutique hotel in the heart of Stone town with beautifully designed rooms a mix of local and European design. The staff were attentive and very helpful. The breakfast was also very delicious! Only downside was the absence of a pool.

I booked a hotel on Expedia that didn’t exist and ended up here for 1 night as an escalated customer service call.The people at the front desk where extremely friendly. Given my situation, standing outside without a hotel, they checked me in with no problem. Took my passport copy and then took me to the room.The building is old and historic. If you like old architecture and antiques, you will enjoy staying here.Pros:Nice rooms, AC, good toiletries (shampoo/conditioner/lotion), & amazing breakfast.Overall the location is good, staff is friendly, & rooms are comfortable.

Really disappointed. Limited food menu. At walking distance from the stone town centre but not in the centre. View is fine but not spectacular. No pool in the hotel. Restaurant closes without notice too.Coming to the room, the water in the taps is salty and so the faucets and taps dont work properly due to salt deposits. We stayed in a junior suite room which is really overpriced. One can definitely find better value for money.The only consolation was that the property is nice to look at and the staff was friendly and tried their best to compensate.To make matters worse, they charged me an additional sum a week later on my credit card with no prior permission and only shared a receipt after following up with them! Terrible terrible behaviour! Please avoid going here

A boutique-style hotel made of a converted and tastefully decorated historical palace, Kisiwa House turned out to be also a very friendly place. The details of this place make you feel attached to Zanzibars past. And the generously sized but limited number of rooms will make your stay a personal experience.The breakfast on the rooftop terrace was certainly not bad. Some might miss a pool that is otherwise not uncommon for a 4 star hotel. All in all, a very nice and stylish option.

We stayed here june 2018Pros:- nicely renovated historic building not as all the crappy attractions in stone city- very friendly stuff- junior suite was very clean and spacious- best bathroom we had during our zanzibar trip. Even better then the hilton in Nungwi. No problems with blocked taps etc as otger write here- dinner was excellent and fir a fair price- staff very friendlyCons:- our room was not ready at check- the nice stairs might be a problem for older people as quite steep- breakfast came bit slowly

The facility is beautiful so I am sad to have had such a negative experience. My husband and I had a poor time at the hotel and even though we tried to speak with management while we were there and then via email after they have been so rude and unprofessional we feel we need to warn other travelers.We checked in and immediately realized there was no internet. As they advertise internet as an amenity they offer, we had planned to use internet to get work done that we needed to get done. We asked the front desk, they said it would get fixed soon. We spoke with the employees of the hotel more than 5 times that night trying to get the internet to work. They called late in the evening to ask if it was finally working - we told them it was not. The internet NEVER started working the whole time we were there. From check in to check out. The front desk was rude and dismissive about it.NO HOT WATER sometimes no water: When we got to our room we tried to take a shower. The cold water would run but there was no hot water. We called the front desk they said they would send someone to fix it. No one came. About an hour later someone came to our room to bring us a welcome drink. We asked them about the hot water and they said they would send someone to fix it. Someone came in our room, went into the bathroom and tried to get the hot water to work for about 10 minutes. He could not. He left to get someone else. Two people came into our room. They were in there for about 20 minutes. They got tiny drops of hot water - NOT enough for washing hands much less than a shower - to come out. I have video and pictures to show how bad it was. We gave up for that night - having our room interrupted for so long. We took a miserable cold shower. The next morning we got up to try to finally shower hoping the hot water would be on, and there was NO WATER. None at all. None in the sinks, shower or bath. When we finally came back later in the morning there was a cold shower again.We brought all of this up to management and they responded rudely that they tried to fix it promptly and therefore think they handled it well. I don’t know what world it is acceptable to have cold water and no internet when internet and hot water are advertised, or that not fixing anything during a customer’s whole stay is appropriate, but other travelers be warned this is how they handle their customers.

Clean, modern, chic rooms in one of the old historical buildings in stone town with a court on ground floor and few other beautifully decorated lounging spaces between the rooms. A bit pricey, no pool.

I booked a big suite directly with the hotel. I was very excited given that the hotel look great. We were extremely disappointed when we arrived and they have messed up our reservation and we had no room after a long trip.They took more than an hour and a half to offer an alternative in a near by hotel which was a horrible, musty and dark room. Definitely not worth the money they were asking for it.I would definitely book online next time and I would really tell me to improve their service. Given it was their mistake they did not even provide a suitable alternative. Very poor and there are much better alternatives in town.

Had a great stay at the Kisiwa house. Perfectly located in the Heart of Stonetown. While I forgot to bring toothpaste on the last night of Ramadan, hotel staff still made the effort to ensure that I had toothpaste delivered from a local convenience store to my room. The rest of the service we experienced was at a similar level.

Very characteristic and picturesque structure. In very central area stonetown. The room was very large as was the bathroom, all very clean and flawless, cable TV and air conditioner in the room. A rich breakfast on the terrace of the structure. The staff was very kind and helpful.

Very beautiful house, belonged to a sultana. Renovated and decorated with a lot of taste. Rooms side street noisy, no possibility of taking a snack or coffee at 4am. Restaurant service a bit slow, needs improvement. Friendly staff. Wifi ok
