Lovely hotel, right on the beach. The beach here is beautiful and you can swim here at high tide. Just be aware that there are loads of sea urchins.The food is good and the menu has a decent amount of options. We did find it a bit inconsistent though. The same dish would taste quite different on different days, which could be a bit disappointing when you really enjoyed something.The service is good - friendly and quick.The rooms are nice - beds are comfortable and there is enough space.Would recommend.

Villa Kiva Boutique hotel is hands down one of the most stunning places I have ever been. On arrival, the lush garden welcomes you with bright colours and tropical floralsmell. Walking to reception,discover the white private bungalows, the two blue swimming pools and a typical Zanzibari door with a breathtaking see-through on the white beach and the mighty ocean. The wooden deck where meals are served is well positioned for a pleasant breeze. Service is very friendly, from housekeeping to gardeners and waiters everyone is smiling and keen on going that extra mile for the guest to be happy. Wide variety of food, from continental to local Zanzibar to Italian, thanks to the personal touch of the management: Kamila and Tazio are the best hosts, they know the island inside out and they will give you great insights if you want to discover other parts of Zanzibar. The “home away from home” feeling is guaranteed. The new addition to the Villa Kiva family is called Leonardo, the sweetest and happiest baby who will always smile at you when you meet him.Well done Villa Kiva Team! I hope to see you soon again.

Stayed 4 nights at Villa Kiva, loved everything about it!-Sea view room with outstanding view.-Very friendly staff, always smiling and willing to help. Room service done twice a day.-Good restaurant, and good food quality.-Nice pools and landscape-Easy access to the beach, they even tell you about the tide timings beforehand.Had a chance to meet the owner who was very nice as well. The staff helped me sort out my PCR and print the test.The only downside was the noise from AC, but personally, the ceiling fan was enough to keep the room cool.

The staff are really friendly and customer oriented. Special thanks to Francisco & Edwin.The knew were were honey mooning so they upgraded us to a nicer room because we did not like the smaller room we booked online.Areas for improvement:To be fair it seems they are already working on renovating their rooms since few rooms were locked up and work was going on inside them but the only Comments we could think of is the toilet ware and shower accessories is a bit rusty. New ones would be nice. The pool would require a bit more attention and cleaning.Other than that beautiful place, amazing staff, great food and very good location!

Staff was extremely helpful. I had the half board and the menu for dinner was always different with at least 3 options for the entrees. Views were breathtaking. It had a private beach. However, you were moments from the beach. Loved the pancakes. Very good options for breakfast. The menu in general was in USD but was still reasonably priced like a burger and fries with a little salad was less than 15 USD. Loved how someone came everynight and asked if you wanted your room sprayed for bug spray, even though the room was very clean and I never needed that service. Place has two pools. Room was very spacious and came with a fridge .

Beautiful Location. WE went there twice for Dinner. Prices are quite exspensive for Zanzibar. Main meals are good.Dessert are Not recommended at all! One night we had a Brownie that tasted Like the Freezer ... We barely touched it. The Manager who Server ist that nicht didnt even acknowledge that or asked us If we liked it. Still had to pay for it. 😕

Nice atmosphere, calm and attentive service. Good food. I like the combination of the direct access to the ocean as well as the possibility to hide in the back in the garden. You can find a nice hidden spot when you can relax. Bad thing is the WiFi. Not stable and confusing with a lot of SSIDs being broadcasted. Ps: a techie knows what I mean :)

We stayed 3 days in this beautiful place!! Our room was upstair (superior double room) with amazing view on the ocean and always fresh air. Common terrace-restaurant is terrific! The most beautiful compared with all hotels near by. Large, comfortable, with incredible view and the amazing staff! There are 2 pools behind and nice garden but we didn’t use a lot. Beach is also WOW, and we had very good time there!

The Villa Kiva is an amazing place to stay in Matemwe. The room is very cozy and clean. The staff - especially Lucy who was our waitress and Camille at the front desk who was very helpful with a Visa issue we had - were super kind and sweet. The food was delicious and the view from the restaurant deck is phenomenal. The beach is nice and clean but with he tides and sea urchins not the best place to swim. There is a pool which is very nice as well.

Great location on the beach, friendly staff and good food. Prices are a little expensive comparing with restaurants in the vecinity. Rooms are big and well equipped, however beware of termite noises the whole night (for light sleepers) and the ocasional damp smell. Experience 8/10

Great retreat here. Loved the restaurant, private beach cabanas and incredible views. 2 nice pools, masseuse, walk out to snorkeling or wading in the tidal area. Staff was very nice. Really enjoyed our stay.

Nice restaurant and bar. We went there to have dinner and drinks. (We were no guests of the hotel) The cocktails are very delicious. The food is also good. The next morning we went to have breakfast. The buffet is quite big with a lot of fruits, different breads and egg/meat food. For the price of 10$ definitely recommendable. Also the hotel seemed very clean and beautiful. the whole staff was super friendly! 👍🏼

Beautiful spot with a fantastic beach! A shame the sea is full of sea urchins:( but great to see how the local friendly kids are gathering food at low tide. The hotel has a friendly Italian owner who is very helpful. also the staff is friendly but could use some more positive and happy vibe:) The rooms are tidy and air conditioned. The two swimming pools are nice and partly shaded.The food quality is fluctuating, sometimes really great and sometimes tasteless. The breakfast is fantastic with many local fresh fruits.

Nice, cozy, peaceful, comfortable place with great location at matemwe beach. Not too much people, not crowded, really good place to skip hustle and bustle urban life. Great interior design in african style, delisious breakfast. Everything described above made my holiday perfect.Good to mention, professionalism, attentivness to details of the staff, they did their best to make holiday nice and pleasant.Not too much entertaiment in this area, prices are a little higher then in the north of the island, and there are high and low tides, which means be careful when water goes down due to sea urchins,coral reefs and garbage in the water and on the beach, swimming is impossible

Had a wonderful week in this hotel with good food, clean rooms, friendly service and a nice beach. The prices for food and drinks were high and we were also surprised to see that an extra 5% gets charged when paying with credit card. Moreover we would have wished for a bin at the beach because the high waves always brought a lot of trash (from around the world), which then just goes back into the ocean. Maybe some more people will be inspired to take just one plastic bottle with them if they pass a keep our oceans clean bin on their way back to the hotel.

I dont get this place, asking for crazy 5 Star prices and deliver 3 Star average Standard.Breakfast is ok but very slow.Next to the hotel is a empty house where locals use to hang around, listen to loud music and shouting to each other all day long, might be a problem if you are locking for a peaceful area to relax.AC in my room just worked in one way so straight in your face or off.Overall the place looked to me as just a place to run money but dont looked well after the area.Would definitely not book again. Have stayed all over the island in different places and categories (1-5 Star Hotels) and this is definitely the worst. Sad to say but its a fact.

Beautiful place on a sexy strip of white sand beach in Zanzibar. Wether you need to escape your boring office routine or you’re here for business Villa Kiva is the perfect place to feel comfy and relax during your stay. Smooth jazz in the morning and J Dilla in the afternoon, the large patio with the sea vista is probably the best place to slowly adjust your body and soul to the African rithm of life, free of negative thoughts and full of smiling faces. The staff is professional and very friendly, beautifully dressed and elegant. They always try to make you feel at home. The manager himself truly cares about his guests and he’s up day and night helping with logistics, organizing boat trips in the bluest part of the Indian Ocean you will ever experience and providing information about the island. The restaurant is lovely. You can pick a random dish on the menu, from Italian pizza to the Zanzibar fish cutlets or the fresh fish of the day. You just can’t go wrong. The rooms are large, clean and comfortable and they all come with AC and Wi-fi.Villa Kiva ultimately is the wooden embodiment of the famous Zanzibar motto. Hakuna Matata

I stayed there for a few days and loved absolutely everything. The villa has a beautiful garden at the back where you can relax after a day at the beach and chill at the swimming pool. The restaurant has a dining area both facing the ocean and the garden. The food menu will cater for all needs, as the restaurant serves both local meals as well as more traditional European cuisine. But, most importantly, the staff is what makes all the difference. They have been incredibly helpful, cheerful and just so fun to be around. Highly recommend Villa Kiva and hope to be back one day :).

Absolutely stunning boutique hotel. Food was superb as was the staff . Beaches were lovely and stretched for many miles in each direction. Lots of vendors hassling you everytime you left the hotel to walk the beach. Hotel was good at helping book excursions. Would definitely stay at this hotel again.

When we first went there, we had some very affordable good pizzas and some fresh juices. Also the cocktails are good! For Zanzibar, they are a bit more expensive than you expect (7$), but they are worth it!We also had breakfast at this place (10 $ per person) and really can recommend it! Fresh juices, coffee, tea, good bread, cold cuts, eggs feed, fresh fruits, pancakes... relly enjoyed it!

Just ate here - stayed at a cheaper place nearby. Pizza was awful but the courgette starter was tasty and they had a lot of European style bread that was a nice break from Swahili food. Best part about this place is the ICED COFFEE. Impossible to find anywhere else, but much needed.

Beautiful, peaceful and very nice hotel far away from big crowds and busy life. Food is tasty, rooms are very nice. There is a white sandy beach just infront of the hotel. Take a count on remarkable tide. And also the garden is wonderful, staff helpful. You will surely meet some people on the beach who try to sell you things but no worries, that is Africa!

My wife and I stayed at Villa Kiva for 5 nights during our honeymoon. We very much enjoyed our stay, and everything about it! The staff is extremely friendly and helpful. The hotel grounds are gorgeous, and the pool is wonderful to escape the hot sun. The view of the beach/ocean is beautiful, and it maintains its privacy from the ‘beach boys’. We ate lunch at a couple other resorts, and while they had their own beauty, Villa Kiva provided the best view of the beach, while maintaining its privacy. The food at the restaurant was good, and the pizza was delicious.The only tip I can provide is that we had ‘normal’ speed WiFi, which was not very good. So if you need to do work during your stay, just keep that in mind (or perhaps they offer faster speeds for a price).We loved our stay, and would highly recommend Villa Kiva!

Nice place in a very quiet area. If you just want to relax in a hotel then it is a good place for that. The main areas of the hotel are super nice. Lots of resting areas, two small pools, little spa and two eating places. Beach is nice but not very good for swimming because not much sand. Rooms are simple but there is everything you need. Food was only thing that was dissapointment. Menu was long but only few local foods. You find pizzas, burgers, pastas and things like that. Also the food was little bit tastless. I now everybody can add salt and pepper how much they want but still I was waiting for some spices and flavor.

Loved this hotel. Its by the beach and the food is to die for. Breakfast was complementary and had lots of choices, rooms were nicely decorated. The only downside of staying here is its far from the airport or port at least and hour and taxi will cost 70,000 Tshs if you get them from downtown but if you take them from the airport they will charge $100. The have two pools

Went to eat and drink THREE times and everything we had was wonderful. Pizza is great, drinks were perfect and they brought ground nuts and crisps with them, key lime pie dessert was perfect, and staff was fabulous too.

You guys. This hotel is amazing! I spent 5 days here with my boyfriend just to relax and enjoy the beach and the pools. I also celebrated my birthday here, and during dinner the staff came out with a cake for me and they were singing. It was amazing!Loads a places to lounge around in direct sunlight or in the shade if you prefer. Two nice pools. Beautiful garden. Beach access, you can borrow shoes and snorkel. Amazing friendly staff.They also organize activities from the hotel, I really recommend swimming with the wild dolphins! My boyfriend really enjoyed jozani forest because he got to see monkeys.The food here was also amazing and an amazing breakfast buffet every day! They also had a Swahili buffet on the Sunday we were there, so good!I probably forgot to mention something, either ways, amazing experience. Staff is a 10/10. Everyone was so kind and helpful!Oh and one more thing! I would recommend getting a private driver to take you there and pick you up. We found a really great guy who charges 30$ to go there and 30$ to come back

Valid place, even though it needs some mantinance work. It is a quiet place, 1 hour and a half from Stone town. food is good, although the service is a bit lacking... Sometimes it takes an hour for having lunch or dinner. Logistic is a bit chaotic, but in the end things work...just slowly.

A hotel perfectly set up for relaxing beach experience - built in a traditional style, but providing present-day type of services.The personnel is attentive and friendly, the breakfast is good (plenty of fruits), the lunch/dinner are great - fresh, tasty and served in a sophisticated way.Make sure to look for Makame, a.k.a. McDonald, who can be found around the hotel and on the beach - he helps tourists with organizing various activities/trips at good prices with the help of his friend Snakeboy.Highly recommended!

If you are looking for a quiet place and if you like cats, this is the hotel for you!Villa Kiva is a small hotel on a not so touristic beach. The bungalows and apartments are nicely decorated and have aircondition and fans. There is a nice little pool in the green garden and comfortable sun beds both along the pool and in the garden leading to the beach. There is wifi and a guest computer.The owner is very helpful as is the staff. Everybody are extremely kind. Gabriela, the owner, takes care of abandoned cats so you will have a few of them walking around. There is also a monkey.We had booked half board and the dinner was something extra! 4-5 courses! Big portions!

It was an amazing experience, and the personnel was kind and carefull. the place has a great food, a lot of drinks and two pools in wich you can swim/jump freely. they also can help you organize some trips, they add some extra fee, but hey... nothing is free.

Pros:- Family atmosphere and no mass tourism- staff was extraordinary and welcoming- location directly on the beach- breakfast delicious, view on the sea (better start from 7 instead of 7.30)- extremely long beach (20 km walking without barrier, wide with white sand)- nice and clean rooms- beautiful garden, pool area and restaurants- dive schools and kite schools close byCons:- beach boys selling stuff get tiring (no offense to the hotel, just a common remark, they dont get into the hotel at least, there youre safe)- quiet in the evening, not much to do after dinner (apart of enjoying time together, watching sea and stars)- area around hotel poor and not attractive- transport to airport just by taxi (1.25 hours, 30-50 dollars depending on your haggling skills)- transport around the island with dala dala possible, but time intensive and uncomfortable. Therefore taxi is needed (full day car + driver 90-130 dollars regarding your haggling skills)- low and high tide quite strong
