Such an amazing and unique stay. Joyce is an amazing woman and the property have a real great vibe. This place is remarkable and unforgettable.

This is the first time Ive been met in such a very terrible owner.I originally planned to stay in a deluxe double room on January 25th to February 8th, 2022. On the day of arrival, the owner, Joyce said me, You dont have any problem and you can pay the acommodition fee of Booking.com but I want you to cancel Booking.com due to a problem between Booking.com and me. After your canceling, I will contact to Booking.com.But later, when I contacted to Booking.com, they said “We didnt take any message from her.” I was suspicious of that. In addition to that, the stairs above the room were very noisy, and on the travel site stated that there was a kitchen and utensils, but in reality there was certainly a kitchen for guest, however, it was a very inconvenient environment. Because the guest normally dont use there, the gas didnt pass until I used it, and I borrowed cooking utensils from the staffs kitchen each time. It was also a pity that the milk I had just bought had disappeared from the shared fridge in the staffs kitchen. Also, the voice in the shared space was always coming into the room and couldnt concentrate on my work at all and couldnt relax, so the next day, I decided to leave there earlier than planned. Because I can check in the next house of Kiwengwa from January 30th at the earliest, so I told Joyce to change the check out day to 30th. Three days later, I told her that I would pay the Booking.com amount I booked for $89 x 7days (actually length of stay is 5days, but with cancellation fee included) or the regular price $120 x 5days. But she wasnt convinced by the amount I told. I was confused, so I consulted to customer service of Booking.com and they told me “Booking.com has a free cancellation for this reservation, so the facility cannot make any claim for this reservation. However, if you combine the information provided by the customer, I think that the 5 nights you actually stayed will be treated as a direct reservation. Therefore, we would appreciate it if you could first issue a statement for 5 nights and then let us know that 9 nights that you have not stayed will be billed unfounded.” So, on the 30th day of checkout, I told Joyce that I would pay the regular fee $120 x 5days. However, she was reluctant, so I called a friend who has knowledge with the law and asked her talk with Joyce. To my surprise in the conversation between my friend and Joyce, Joyce said four times, Booking.com discounted without my permission is bad. I was going to talk to Booking.com and after that will decide her accomodation fee. Even though she said You can pay the acommodition fee of Booking.com when she asked me cancel Booking.com. She didnt like me to stay at discounted cheap price on Booking.com and tried to deceive me because I was a single guest and my English wasnt good. As stated in the Booking.com terms, the owner cant cancel without the guests request. Ive also reported this issue to Booking.com and am writing to Google now. Dont fool people who are not good at English!!! Also dont make a fool of the Japanese!!!!! The staffs were always very kind and very helpful. I wanted to talk more with them. That is the most regrettable...

Come as guests and become family. The food is fresh and delicious, the beach is white powder sand (most beautiful in Zanzibar), the team is super dedicated to making your stay happy every day. Last day today of a wonderful week at Utopua Lodge. Tim & Joyce made us both extremely welcome and we reallyWe learned about this venue by word of mouth and we were not disappointed.Zanzibar island offers plenty of attractions from excellent snorkelling, to Spice Farm Tours, fabulous beaches turquoise sea and of course sunshine. The seafood is plentiful including lobster, prawns octopus, tuna and red snapper.Tim and Joyce are the perfect hosts and even woke to greet us when we arrived at 3am with a cup of tea ( were English!) and a tour of the facilities.The accommodation is very good value and right on the seafront. There are many different rooms to suit all budgets.Sad to be leaving but we will be back! Thank you Tim & Joyce very much xxx

Located right on a private beach with a beautiful 7 bedroom home. Joyce, the host, was extremely helpful in helping us find the place, finding a taxi, and accommodating our requests. I will definitely return for a stay.

Great place.Very nice views, delicious breakfast, lunch and dinner. The people who work there create an amazing atmosphere. Breakfasts and lunches are eaten together, which makes you feel like one big family :)Room cleaned daily, sprayed with mosquitoes.The place for sunbathing is perfect. There are plenty of sun loungers, a bed, a hammock. You can lie down in the sun and shade in comfortable places looking at the ocean.It was sad to leave this place because of Joyce, Nancy and Paweł.Thank you and see you soon!

Very quiet in a family atmosphere. Very large beach in front of the door. Enough different restaurants around the corner with live music. Service very good recommended to relax. Nothing for night owls.

The facility is exceptional. Dinner is served together at one table. The location is extremely quiet. There are no shops and few restaurants. JOYS, Nancy and Pawel are a cool team. The pool is cool. You cannot swim on the beach. We were in good hands as a family

Very large beach, protected by its coral reef. But not enough depth, unbearable, sea urchins galore. Impossible to walk in the middle of the day. Some take a resort with a swimming pool. You might as well come to Nungwi.

This is the best place in Zanzibar! Tim and his team are the best. Great service! Sweet tradition of a round-table dinner. Authentic territory created with soul. Always beautifully cleaned! Tim is a soulmate. Always in a good mood and open to communication. Here the best sand is fine as dust. The deserted beach is a huge plus for me. I recommend, highly recommend. Magic places, at the edge of the beach in beautiful traditional buildings.Tim is a charming and exciting host. This guesthouse which is actually almost a mansion is framed by 3 bars and water activities along the beach.
