Either you would like it or hate it.Overall I would say the place is nice but would need improvements.Localisation : well it’s not a surprise, the lodge is in a remote area. I would definitely recommend you to rent a car. Else, you’ll spend tons of money either on transfer or taxi if you want to do things during your stay.Lodge : photos don’t lie. The place is well decorated. A lot of space to chill out. A nice swimming pool, no beach but you can have a direct access to the ocean and either have a walk during low tides or swim during high tides.When going on a swim, usually there are some beach boys who will talk to you and propose some tours or diner in village. If you decline, they are not pushy and they are actually friendly.Room: identical to the photos as well but although they are cute, they are not the most cozy.Indeed the isolation is bad (not to say there’s none), so you will feel the heat and the humidity. When the humidity was high, I felt like the bed was totally humid and that’s never pleasant to sleep in humid bedsheet. If you have noisy neighborhoods you can definitely hear them.Also if you have a light sleep, you’ll probably be wake up due to the boat motor each morning as there are dolphins tour starting around 6am each day.The bathroom is actually outside and clean. The shower had low pressure but we had hot water. What might be surprising is that the water is salty.Food: the breakfast is just ok. The coffee is bad, the fruits are fresh and good, then you have choice between salty and sweet breakfast. The salty one is ok, not bad but not fantastic.For lunch/diner, the food was always good but it’s a pity that the selection is more “western food” than local.Prices are higher than average but still affordable.Staff: very friendly and always helpful.
If you are looking for a calm, beautiful, quiet experience; this is the place to go.Friendly staff. Special mention to Msichana in housekeeping. She puts her all into it. Alex in the kitchen and Peter at the bar...thank you for making our stay the absolute best.Everything was smooth from the communication 2 months prior to the transfers into and out of Kizimkazi and everything in between.The Safari Blue that was organized by the lodge was also waaaay beyond our imagination. The captain (I forget his name) was super friendly and the amount of food they fed us was extremely generous.We stayed in Room 8 and the view of the sea and sunset was out of this world.Totally Recommend!!!
I dont usually take the time to write reviews although I rely on them when I make a booking. I this case I had to write one up. The pictures dont do this place justice. We were to Zanzibar before and saw a few nice places but this one hands down beats any other accommodation we came across. Its more of an alternative resort with a personal touch compared to a company run-of-the-mill resort. Extremely friendly staff, great surroundings with plenty of space for chilling on beach chairs, swings, hammocks, a very nice pool which was cleaned every morning. Great restaurant, come to think we hardly ate better and weve seen the whole island of Unguja. And the best part? The Vibe. Its so laid back and no effort it hurts. At the same time the staff will organize anything you could wish, i.e. help out with your tours, bookings, taxis, whatever. This last part is not so common on the island as the peoples effectiveness can hardly be compared to a Calvinistic approach as you will find out The place is run by a reggae fan, always good bar music whether its subtle Cuban style in the morning, African Giants in the afternoon or reggae in the evening, We spend two weeks here and since we had a motorcycle rented travelled the island, but I could easily see myself lying around with a book in this place for a week straight. Oh did I mention the view from the bar?The only potential downside I see could be the location. Kizimkazi Mkunguni is the far south of the island, quite a stretch from everything else, except being the starting point for dolphin tours and blue safaris. We didnt mind venturing out every day or every other day and see the island since we had our own transport but someone might find the location a bit off the beaten path. Its the location I think is also a reason this place isnt swarmed by charter tourists.
Promised land lodge is very relaxing place with ample space for chilling. The pool is nice and you have you breakfast served on a tarrace with an ocean view.Despite the beautiful garden and lounge area the place its not up to par.Rooms - I read reviews before about not having hot water with very low pressure broken showers and I thought it would not be a problem. However, the fact that there was an issue everyday with access to hot watet became an issue. If there was hot water it would be dripping from leaking shower. Our bathroom was not properly isulated so if there was wind all dirt from trees and bird droppings would get to the bathroom. However, cleaning was offered everyday if needed and cleaning staff were very polite and attentive.When we asked the manager to change the room because we didnt have hot water he refused the request.2. Location you need to realise that you are away from everything. If you do not have a car or a scooter you will end up paying for taxis. If you want to stay to relax its ok. If you want to go out, have a drink or nice dinner and do something during the day, the place would not be the perfect choice.3. Food - because you are in an isolated place you need to eat at the hotel restaurant, which at times was ok. Breakfast is very standard and coffee is made with the same salty water you have in the shower but ok, you are on the island. Once I was served chicken curry with raw chicken, which discouraged me from eating meat. The staff offered me a dessert instead, which was a nice gesture I thought. The seafood is good but the prices are a bit high and you will not pay that much staying in more touristy places.4. That brings me to staff attitude. You have some people working there that are extremely kind and attentive and will do a lot to make your stay comfortable. However, the attitude of a manager who basically told me that if I didnt like the place I could go somewhere else was astonishing. There were instances where there was no electricity in our rooms in the evenings. Nobody came to told us about the problem nobody tried to offer us a flashlight. We managed to brush our teeth using mobile phone lights that were thankfully charged enough.We had some medical problems and I asked the staff for a bandage to cover a wound - they told me that they do not have it and gave me two leaves of aloe vera to put on the second degree burn that had opened blisters.Overall, the place is beautiful but it needs improvements with the access to the basics like water and electricity or if that is not possible, lower price and information to your guests that some things are not available would be recommended. Easy access to First Aid Kit is necessary. More communication with your guests and managers attitude is something to be worked on.The owner offered us a discount, which I appreciated but I had to insist on that.

The place was really nice, chill. Good for relaxing and reading. The staff is friendly. For me it was a very nice experience.But you should know there is no beach and it is low tide. I was aware of that before going and so totally fine with it. The place is in a big garden with pool and the view is absolutely great. The bungalows are big and comfortable. The food needs improvement. The salt shower water was not a problem for us. Just be aware you are going on an island where a lot of the locals in the villages dont even have drinking water. So, be kind and respectful. Do not expect to find five star conditions.I beg you all to skip the swimming with Dolphins tour. Its just wrong. You can see them swimming in the morning right from the resort while enjoying your coffee.
This place gives you what the name suggests.It’s really relaxed, nice atmosphere, the staff are really friendly and helpful.Beware of the beach boys, when we were there in 2019 we booked a tour with one and he let us down.But the promised land staff were very helpful in booking us another tour which we enjoyed.So ask them first they will be happy to help.Thank you for a lovely stay, will definitely return.
Excellent location with loads of places to chill and a perfect beach bar with rasta music. Ultra friendly jamaican attitude straight at the bar 😊.Big clean rooms with large terrace / balcony. However please be advised that the phonic isolation is completley lacking and up to midnight or so music can be still heared from the bar and also the chatting of Your neighbours.
This was by far the most relaxing place on Sansibar. Very calm, good vibrations, everyone relaxed and friendly, perfect cocktails, great food, astonishing hammocks, beach volley, massage. Very chilling experience. I was travelling around Sansibar, and I was lucky this was my last hotel - Id highly recommend this, so you can enjoy it fully. If you arrive stressed from Europe, stay somewhere else the first few days, then come here. Youll see your soul relax totally. What a place! I would give them 6 stars not 5!
We were looking for a relaxed and cozy place to enjoy the sun - and found it at Promised Land! The rooms are simple but nice, especially compared to other hotels in that price range. No AC but a fan, salt water from the tap, but not as salty as the sea. The grounds are very nice! Sand, grass and flowers, hammocks and loungers, palmtrees and a lovely little bar that plays nice reggae music. The staff is super friendly and lovely.The view is very nice as well, the hotel is located on a cliff overlooking the ocean, and in the evening the sunset is right there. The only drawback is the sea, the tide is very strong so you cannot always swim easily. You can however borrow sandals to walk the tideland and reach the reef edge and snorkel and swim there.All in all, lovely hotel and totally recommended!

Great view and panorama. The staff are really friendly and helpful. Everything makes your holiday truly relaxing. The area is safe and amongst the most off the beaten ones. The food tastes wonderful and everything is fresh, but be aware of western prices at the restaurant.
I absolutely love this resort. Its quiet, clean and gives you the real Zanizbar hospitality. The staff is great and the food amazing. It was good to be away from the over crowded tourist spots of Zanzibar especially in December. Its a great place to relax especially if you have little children . If ever in Zanzibar, I would definitely recommend this place.The iwner Shebi and his family are friendly and can organise excursions at affordable rates.
I would love to give this place a 5 star because the views from the rooms are spectacular, youre right next to the ocean and the place feels so authentic. The only downsides are cleanliness (dirty sheets, pillow covers, etc.) and the food (overpriced, nothing special, no other options nearby), but the views and location are so spectacular that I would gladly go back (I would take my own sheets and pillow covers...)

Beautiful beaches and one can see the city light from Dar Es Salaam at night. The staff were very nice to us and even extended our check out time on our last day as we had a late flight at 8pm. Do note that it is at a very isolated place and you may have little choice but to buy meals from them or from some equally overpriced restaurants a short taxi ride away. My only gripe is that they should have air-conditioning in the rooms to allow escape from the heat (Zanzibar is really HOT and HUMID). The water from the taps could have been treated as well to make them less salty. Other than that it is a lovely place.

Pleasantly surprised, arrived at 5am due to flight delays and whatnot so it didnt look like much but once the sun rose and I got to see the whole resort in broad daylight it was amazing. Super friendly staff, reasonable prices and awesome weather. You can ask the staff to organize anything for you including scuba diving and boat trips.
This place is a must for a real relaxing Zanzibar experience. If you are looking for a 5star hotel this ain’t it. Here you will be in nature at its best. The facilities are very clean and the venue ticks all the basics for a comfortable stay. You my be visited by friends of nature at night so if you are Squamish this ain’t the place for you. The owner and staff is very friendly and helpful. If you are a nature lover this is the place to be!
For those looking for 5 star high quality, you will not find this here. However its an amazing place with great facilities to make the best of your stay. Lots of places for you to chill out and enjoy the beautiful sunset of Zanzibar. Be sure to bring sunscreen as they do not provide any in this area. If your looking to visit the village X make sure to have Shillings with you.
I stayed at promiseland the last weekend and.... Awww what an experience.Coming from Canada from -20 it was a blessing with the weather but to top it up Everyone was extremely friendly, welcoming and hospitable.I left after a few days to explore the rest of Zanzibar and guess what???? Forgot one of my bags that had my travel documents including my passport!!The next day I got everything back!!!Promiseland is beautiful, clean, safe, hospitable and awsome food.Thank you Shabby!LadyB

I loved the lodge because of its greenness despite the roug road which was only a half Kilometres to reach the lodge from the road to the beach this lodge also have the most beautiful sunset views ive ever seen the air here is so fresh and calm thr staff are nice and kind to the guests and anyone else who enter their lodge the also have a small bar which is located at the sports area near the pool so its kinda easy getting a quick drink, also their rooms are clean neat and cool i loved it perfect for relaxation
Heavenly place with an amazing view, many activities to do and a nice swimming pool. The only negative point is the food, expensive and not so good but there are great options around.

NO BEACH. NO HOT WATER. SALTWATER SHOWERS. FOOD WAS TERRIBLE AND EXPENCIVE . INTERNET WORKED FOR ABOUT 1 HOUR A DAY AND TO TOP IT OFF I HAD MONEY STOLEN FROM MY ROOM . THIS IS MORE LIKE A HIPPY COLONY WHERE YOU CAN SMOKE DOPE .

Very far from the village, 5km on foot. No one is picking you up. As soon as you arrive, they jump on you to find out what you want to eat in the evening at 4 p.m., beware of expensive prices in their restaurant. Beach non-existent. Received as in a bowling game. As soon as we arrived, we left. I would like to point out that we preferred to leave than to stay, although our stay was fully paid for. If you want to live in Club Med, no worries, you dont go out. If you want to meet people other than tourists, go your way....

Very friendly, available and helpful staff.Campfire in the evening when everyone gets together for a drink, chat or dance.In terms of catering, breakfast (even if there is little variety) is correct.Possibility to book activities on site.-: The rooms are very humid and we had hot water problems. In addition, the water in the shower and the tap is salty so not great for the skin.Little varied menu for lunch and dinner (pasta, pizzas, sandwiches and a few dishes based on fish or seafood). Too bad there arent more local dishes.No shops nearby. The closest 15-20 minutes walk.Overall a nice hotel with decent value for money. I recommend.
Where to start ... my biggest disappointment of my trip to zanzibar ...We wanted to treat ourselves to a somewhat expensive hotel at the end of the trip, what a mistake ...Positive :-View.Negative points :-No really hot water.-Water for the shower and the sink salty ...... which is in fact a big problem when you want to remove the salt from the sea ...-Salted pool.-Dirty room even after the housekeeper came by ... because room open to the outside at roof level so a lot of debris falls.-Hotel lost, very far from civilization. So as much to say to you that everything pushes you to stay in this hotel and to consume in this hotel.-Price of activities very very expensive. (The locals offer 4 times cheaper)-Personal pleasant only half. No one asked us how our stay was or how we were going. They are only there for the money under their looks to appear ...-200 € the 3 nights for that ... in addition we pay at the end all our meals and drinks etc ... which makes a little more than 400 € by having restricted ...-No current electricity, it often cuts ...-... like the wifi which is despicable.-The flush that works once in 5 .... useful when youve just done your errand.To flee ... worst hotel I have done in my life ...If you think my opinion is unfounded and violent, check out my other opinions on what I did in zanzibar. Everything was magic here, except this hotel.
Where to start...This hotel can be amazing or awful depending on what you are looking for. Just dont be fooled by the photos, you might be disappointed.Yes, the hotel is amazing! If you want calm, chill, this is the right place! Kizimkazi is a quiet place, very local (few or no tourists). If you come for parties, bars or other, I advise against the fact that the hotel is really very remote !!!Otherwise, the place is magnificent, everything is done to chill the day (swimming pool, deckchairs, bars, restaurants, etc.). Of course, you wont find local prices, but its still correct. Breakfast is excellent though :).If I had to pick up a few negative points:- No really local food.- The beach is no dream, but you have the beach of Mtende 20 minutes to 30 minutes by bike.- Everything is done for you to consume at the bar.- The water for washing is slightly salty (same for the swimming pool).Overall I recommend this hotel based on your needs!
The resort is located in beautiful surroundings. They are housed in small bungalows. There has been no hot water for 4 days, the internet is stagnant, but the beauty of the place and the nice staff make up for everything. I recommend!!!
The place is magnificent, removed from everything. A real little paradise. The staff are super friendly and always try to accommodate your requests. Consequence of the remote location: the internet works poorly, it often lacks electricity (and therefore running water, especially when going to the toilet or in the shower). But were really withdrawn from it all, thats to be expected. If I had two real, easy improvements to make, it would be in the kitchen: the coffee is really ordinary here - whereas in the small village next door we found exceptionally good African coffee, made by the locals. Moreover, everything fish and seafood, fresh daily, everything was overcooked - which makes the meals rubbery ... The rooms are large, the balcony with sea and garden view, its great! But I would add some furniture so that we can put our things down ... the two mini bedside tables are not enough.
I wouldnt call it the Promised Land!The rooms are very cute cabins but totally out in the open. What should be enclosures are mosquito nets so you can hear what happens inside and what happens outside, it was also in the rainy season and it was cold. At 6am in the morning, tourist boats begin to pass to see dolphins and of course you hear the coming and going of engines. You add that they allow guests to bathe in the pool located in front of the cabins, so at 7 oclock we already had children screaming without anyone remedying it. Total that to relax as I do not advise and for couples either, it is full of children.
A very nice hotel with several bungalows. Large, green area, small playground, swimming pool, bar by the sea. Very hearty and delicious breakfasts. Dinner dishes are delicious at a reasonable price (like in restaurants on the street). Lots of sun loungers, armchairs, beds, hammocks, etc. Cool sunsets in the evening. And they also kindle a fire and sing songs. Swimming with dolphins can be arranged. Very cool place! But of course the ocean goes out at low tide!
Cozy rest area!The rooms remain very humid but do not dwell on this detail enjoy the view and the sunset which is magical!PEACE AND LOVE atmosphere: D! Some like others not for you to see!The staff are cool too.
The big advantage of this place is a large space for chill out and a large garden, and close to the water and the reef. The downside is the salt water in the whole complex, huge swamps that enter the rooms after the night and monkeys running on the roofs in the morning. The rooms lack chairs, a table and a refrigerator, as well as air conditioning. The whole complex and the atmosphere refer to reggae music, Jamaica.
+ Very nice bungalows, mega rasta atmosphere, lots of hammocks and sunbeds,- salt water in the tap and in the poolFar to the village, you are practically stuck in a hotel, and dependent on the hours of serving meals in the hotel restaurant (prices 3 times higher than in Stone town) I recommend fish because they fish at night, and the rest are pasta and pizza like that
This is a paradise, its magical here! A very cozy and pleasant place, especially when you are with a child, there is a playground, a beautiful pool, hammocks and sun loungers, the ocean borders the hotel territory, you can ride a boat, see dolphins, and collect seashells at low tide. My 5 years old daughter and I really liked it. Thanks to all employees for such a cozy paradise!
